I understand that this transaction is to purchase real property and that I will become the legal and responsible owner of that property.

I understand that the sales transaction will be conducted via a US Title Company and in accordance with the applicable Federal, State and Local laws.

I understand that as the owner of a real property in the United States, I will have legal and fiscal responsibilities including, but not limited to: Property tax payments Property insurance Property maintenance HOA/Condo fees (if applicable) IRS tax filings

I understand that I can delegate authority to 3rd parties to help me to fulfil my obligations as a property owner (for example to a property manager, or an accountant/bookkeeper), but these 3rd parties are not related to this transaction.

I understand that the current legal owner (the Seller) of the property (properties) noted above is only responsible for fulfilling their obligations as outlined in a formal Sales and Purchase Agreement. Further, the Seller has not been involved in offering investment, legal or tax information of any kind.

I understand that all paperwork related to this transaction will be written in American English and that the Seller cannot be held responsible for, nor will accept any documentation that is not written in American English.

I understand that the provision of property management services is separate and distinct from the acquisition of property and that the Seller is not a property management company.

I understand that the receipt of rental income is not guaranteed and that I am not proposing to complete this transaction based on any promise or assurance of guaranteed income.
